LTD. It have worked out a policy, for the purchaser to whom we had guaranteed cash back returns of 100% of sale unit price to purchaser, as detailed here under.
- GULSHAN URBAN INFRA VENTURE PVT. LTD. have offered guaranteed cash back refund of 100 % of the amount of sale price/sale deed of the unit purchase on completion of 10 years from the date of receipt of first installment of security deposit from purchaser.
- GULSHAN URBAN INFRA VENTURE PVT. LTD. will utilise reinvestment schemes of Bond/F.D. after receipt of Security Deposit from the Purchaser(s) to arrange the secured/guaranteed repayment instruments in favor of purchaser along with nomination facility for one of his family member of his choice, which at the completion of 10 years will automatically give refund of the amount of 100% equivalent of Security Deposit.
The secured/guaranteed repayment instrument of Credit Co-Operative Society F.D. OR Company Bond for security deposit will be issued in favor of purchaser by which will be entrusted to the purchaser after complying with all the initial procedural formalities.
The investment will be made in favor of purchaser with lock-in period of 10 years and within this period the purchaser shall not have any right to redeem or encash the said certificate before its maturity from respective Co-operative Society/ Bond.
Purchasers of residential
Purchasers of residential properties will have to pay the amount as security deposit in favour of GULSHAN URBAN INFRA VENTURE PVT. LTD. Which will be decided by purchaser at his convenience and within 2 years which would be equivalent to the cost of unit which he will intent to purchase. Period of 2 years will commence from the date of receipt of installment and on receipt of installment and on credit of amount of the same, the purchaser will be registered as valuable purchaser of GULSHAN URBAN INFRA VENTURE PVT. LTD. and then GULSHAN URBAN INFRA VENTURE PVT. LTD. will issue secured/guaranteed repayment instrument within 5 to 7 working days to purchasers.
On completion of 2 years and on payment of full amount towards the respective unit, sale deed will be executed. Purchaser will have to choose the option of half yearly, quarterly or yearly payment of installments on his own convenience and responsibility because during payment period he will not get opportunity to change the frequency of installments for any reason.
Purchaser will have to pay the said amount regularly and on decided dates and in case he will fail to pay 3 installments continuously his registration will be canceled and further installments will not be accepted by GULSHAN URBAN INFRA VENTURE PVT.LTD. and process of return of principle amount will be tabled on surrender of issued secured/guaranteed repayment instrument only and in that case purchaser will not have any right to demand any additional compensation from GULSHAN URBAN INFRA VENTURE PVT.LTD. in future.

Terms & Conditions
- To purchase a property, a purchaser will have to fill up registration form along with legal agreement (both available on demand) towards purchase of selected property. At the time of registration, Purchaser(s) shall provide necessary documents such as address proof, photo id, PAN number and other necessary documents as required by GULSHAN URBAN INFRA VENTURE PVT. LTD..
- Purchaser has to deposit total cost of property with GULSHAN URBAN INFRA VENTURE PVT. LTD. as a SECURITY DEPOSIT.
- Registration of the purchaser, who defaults in payment of 3 consecutive installment of Security Deposit, will be cancelled immediately and the Purchaser(s) will be able to encash the amount of Security Deposit on the date of its maturity only.
- The benefit of 100% cash back return is available to first Purchaser(s) only and is non-transferable in any case. In the event of re-sale by Purchaser(s), GULSHAN URBAN INFRA VENTURE PVT. LTD. will not transfer the benefit of 100% return to second purchaser in any circumstances
- Sale Deed for the selected property will be executed only after receipt of full payment towards respective property and should be within a period of 2 years. In case of delay in final payment said period of 2 years may be extended for further period of 1 year depending upon the consideration of GULSHAN URBAN INFRA VENTURE PVT. LTD. and on completion of full payment Sale Deed will be executed.
- The certificate shall be presented in original at the time of redemption thereof.
- The purchaser/allottee shall itself be responsible for the payment of any taxes which may be required in relation to discount or cash back as the case may be.
- The payment of the discount or cash back shall be subject to any tax required to be deductible at source on the basis of prevailing laws with respect to the same.
- In case of death of the purchaser/Allottee/holder, redemption of the certificate can be claimed by a legal successor on representation of the evidence of such succession.
- The loss of original certificate shall be immediately reported to GULSHAN URBAN INFRA VENTURE PVT.LTD and in such a case the benefit of redemption shall be allowed upon fulfilling additional legal requirement which may be advised by legal advisor of GULSHAN URBAN INFRA VENTURE PVT.LTD.
- The purchaser/allotee agrees to abide by any law which may be applicable or enacted for such schemes.
- In case of cancellation of sale deed for any reason whatsoever the benefits allowed under the scheme shall automatically gets cancelled.
- The benefits under this scheme cannot be clubbed with any other benefits.
- Udaipur court alone shall have the exclusive jurisdiction in respect of all matters or disputes or differences arising under this scheme & matters related thereto.
